- 10% service charge and 7% government tax
- Booking : 60% and balance is due 45 days prior to the arrival date.
Security Deposit
A security deposit of $2,500 USD is also required which will be requested by the lessor 10 days prior to your arrival. The security deposit can be paid by PayPal, or bank transfer. If payment in full has been received prior to the date of your arrival, this security deposit will be returned to the Lessee within 48 hours after check out. In the event that the villa is damaged or any breakages occur during the rental period including both inside and outside, the costs will be deducted from this security deposit. This excludes normal and acceptable wear and tear. The condition of the property will be judged at the sole discretion of the owner of the property or the owner's representative. If damages were to exceed the amount of the security deposit, the Lessee will be held liable to pay the outstanding amount to the Lessor as soon as possible.
Cancellation Policies
- If booking is canceled by Lessee within 30 days before the beginning rental date, Lessee forfeits 100% of the rental costs.
- If booking is canceled by Lessee from 31 days to 180 days before the rental period begins, Lessee forfeits 50% of the total rental amount.
- If canceling the booking 180 days or more prior to the beginning rental date, Lessee forfeits 25% of the rental amount.

We enjoyed our stay, we had visited many other luxury hotels and villas before in Thailand, I have to say this villa was the best stay by far. The villa was beautiful and clean. Service was exceptionally well, especially the villa manager Joe, he's very detail oriented and paid 101% attention on us to ensure we're all been taken care, to have a comfortable & care free stay at the villa. The in house cook and the staff crew also excellent, the choices of food menu was large. Food was delicious and ingredients were fresh! We had an enjoyable and wonderful time atthe villa.
