Interior Description
The main entrance opens directly onto a kitchen fully furnished in rustic style, equipped with every comfort and appliances. Attached to the kitchen, laundry room with washing machine.
From the kitchen, access to an entrance hall which first leads to a small dining room (can also be used as a study offering versatility and functionality). Then comfortable living room furnished with two sofas and TV, main dining room perfect for hosting dinners and convivial moments and access to a verandawith additional dining table and exit to the garden.
The garden is a real paradise, with a summer barbecue area and swimming pool to cool off on hot Tuscan days. On the ground floor, full bathroom with shower.
From the entrance hall, internal staircase to the upper floorwith four spacious and bright bedrooms, and two further bathrooms, ensuring comfort and privacy for the whole family or guests.
Please note: the villa is to be reached via a non-asphalted road, not suitable for sports cars, but which gives the property a sense of exclusivity and tranquility.

GENERAL RULES OF THE HOUSE
- Smoking is prohibited in the house
- Please do not exceed the maximum number of guests allowed under any circumstances, even if they do not stay overnight, without prior permission
- All guests must abide by a good neighbor policy and not engage in the illegal activities
- Respect neighbors and reduce noise between h. 22:00 and h. 8:00.
- Party planning is not allowed.
- The tenant must be at least 18 years of age. Guests under the minimum age must be accompanied by a parent.
- Pets not allowed unless otherwise specified in the reservation
- Photography or commercial filming is not permitted on the property
- The guest is responsible for any damage to the property and agrees to accept charges on the credit card provided should any damage occur during the stay. If there is any damage or problem, please contact us immediately so we can take care of it.
- If you spill anything that is difficult to clean up, call us immediately
