Description

Wonderful late 15th-century villa located on the hills of Empoli, a few steps from the city centre and halfway between Florence and Pisa. The hillside location offers great views of all the surrounding villages, from Vinci to San Miniato, up to Montelupo Fiorentino and Capraia. The property can be reached by driving along a paved but one-way narrow road.
Completely fenced with automatic gate, La Villa is surrounded by a beautiful garden with lawn where silence and tranquility reign, at times interrupted by the sound of happily croaking frogs. Several trees provide some shaded areas to shelter from the summer heat.
Within the garden there is also a small play area for kids (with swing and slide) and a dining table for 10-12 people with a wood-burning oven and barbecue, ideal for alfresco lunches and tasty grills with friends.
The outdoor areas are enhanced by a charming private swimming pool (5 x 9.5 sqm), open from May to September, depending on weather conditions. The pool is equipped with a table with seating and 2 chaise-lounges.
On the back of the garden you will find the entrance of the owner's apartment, who is at your complete disposal for any type of help or for any advice on how and where to spend your free time.

Attractions

La Villa is located on the hills of Empoli, a pretty town between Florence and Pisa. The property is perfectly situated for day trips to the wonderful Florence (whose historic centre is 30 km away), but also to other beautiful Tuscan cities (such as Siena, Pisa, Arezzo and Lucca) and to the charming Florentine Chianti area (the villages of Tavarnelle Val di Pesa, Greve in Chianti, Barberino Val d'Elsa), worldwide renowned for its excellent wine.
In the centre of Empoli (which is just 3 km away), you can find a wide variety of groceries and clothes shops, restaurants, pizzerias and pubs.
Moreover, there are some ancient Tuscan villages, little pearls of the surrounding area, easily accessible by car such as:
- Vinci, the birthplace of Leonardo, famous for the museum and the home of the Italian painter, engineer and scientist;
- San Miniato, historic Napoleone Bonaparte's destination during his Italian Campaign, renowned for its white truffles;
- Montelupo Fiorentino, famous for its ceramics;
- Certaldo Alta, a medieval village where the Italian writer and poet Giovanni Boccaccio lived;
- San Gimignano, set on a hill and characterized by its beautiful towers and for Vernaccia (famous Tuscan white wine, the first Italian wine to receive the mark of DOC, Controlled Designation of Origin, in 1966).
For sports lovers, there are different alternatives. A few kilometers away from the villa, in fact, are available tennis courts and golf courses, riding stables and trekking/biking trails.

Interior Description

The property (320 sqm), spread over 3 floors and furnished in a classic and elegant style, can sleep up to 12 people for a total of 6 bedrooms and 7 bathrooms.
Ground floor: On the ground floor there is a spacious kitchen, entirely made of walnut (in accordance with Tuscan tradition) and equipped with oven, microwave, refrigerator and dishwasher. The kitchen leads to the dining room and from there to the large living room. A small toilet and a laundry make the rest of the floor.
First floor: The first floor is dedicated to the sleeping area consisting of 2 doubles and 1 twin (with joinable beds), all equipped with ensuite bathroom with bathtub (including two with hot tub). A small living room is furnished with sofas and television.
Second floor: On the top floor are located 3 bedrooms, one double and 2 twin (with joinable beds), all equipped with ensuite bathroom (including one with bathtub and the other 2 with shower). Then you will find a small sitting room with television that leads to the charming tower of the villa. From here you can enjoy a wonderful view of the surrounding countryside, especially at sunset.
Included free Wi-fi and fans. Some windows on the first floor are equipped with mosquito screens. Air conditioning is available in the bedrooms on the second floor.

Stunning villa with private garden, located on the hills of Empoli, with magnificent views of the surrounding countryside. Equipped with many amenities (hot tub, swimming pool, TV, air conditioning, Wi-fi Internet connection), it is the ideal accommodation for families or groups of friends wishing to spend a relaxing holiday in a wonderful location (just a few kilometers from Florence, Pisa and several medieval villages such as Vinci and San Gimignano). Privacy and tranquility are guaranteed.
