EXTERIOR DESCRIPTION
Magnificent Villa, nestled in the middle of pastures and vineyards, between Siena and Arezzo.
The property, carefully restored, has an outbuilding (separate entrance) and a beautiful Italian garden on two levels.
The upper garden offers an avenue of plane trees from the entrance gate of the villa, a private chapel and a terrace with pavilion and dining room for al fresco dining.
The lower garden contains a loggia, an outbuilding and a beautiful private pool, equipped with shower, umbrellas, sun loungers and laundry. Guests also have a tennis court at their disposal.
INTERIOR DESCRIPTION
The villa, organized on 2 levels, consists of a main building and an outbuilding and can accommodate up to 14 people, for a total of 7 bedrooms and 8 bathrooms (1 toilet, 6 with shower and 1 with bath) .
Main building:
Ground floor: entrance hall with cloakroom and large kitchen, fully equipped (with oven, refrigerator, microwave, toaster, dishwasher, a useful pantry and fireplace) directly overlooking the adjacent terrace with pavilion and swimming pool. Courtyard and dining room with a long wooden table, also overlooking the pool.
Living room, very spacious, with three distinct areas: piano room, satellite TV room and room with fireplace, all furnished with comfortable sofas.
First floor (night area): six large bedrooms, tastefully decorated and all with private bath.
Addiction:
next to the pool and the loggia, with separate entrance, a double bedroom (with 2 single beds) and a bathroom.
WiFi connection inside the main building. The outbuilding and the rooms are air conditioned. Animals are not allowed.

CONDITIONS AND PRICES
The property can be booked only from Saturday to Saturday (except in low season where the minimum stay is 3 nights).
Included in the price: maintenance house garden and swimming pool; utilities (gas, water, electricity, except heating); air conditioning (6 hours a day with timer); welcome kit; wood; tennis court and swimming pool; WiFi Internet; daily cleaning from Monday to Saturday.
Excluded from the price: Final cleaning (€ 500,00); additional cleaning on request (20,00 € / hour); Heating (70,00 € per day for up to 12 hours per day); Tourist tax (the amount usually varies between € 1 and € 2 per person per night, and must be paid on arrival).
Deposit: All our guests are kindly requested to pay a security deposit of € 1,500.00. This sum will be fully refunded at the end of the stay or partially if a charge has been made to cover the costs of certain damages.

Wunderbare Villa mit Dependance und privatem Pool, in einer strategischen Lage zwischen Siena, Arezzo und Florenz, in unmittelbarer Nähe der Region von Chianti Classico. Mit einem atemberaubenden Garten und Tennisspielplatz versehen, ist die Villa geeignet für bis zu 14 Personen, denn sie verfügt über 7 Schlafzimmer und 8 Badezimmer. Toll!

The kitchen was well equipped for Tuscan cooking and was clean from the start. There was more than enough room for family of 14 . Water in the bathroom stayed hot for a long shower. We had many lovely evenings in the outside eating area (one table covered and lit, one more fully outdoors). The completely private pool was large and cleaned every morning. The garden was very well cared for, but probably looks dry in our photos due to an exceptionally dry summer. There is a large supermaket (COOP) around 20 minutes drive away in Montevarchi, with a smaller one in the village, which between them covered our needs for the week. A train station in Bucine, around a 15 minute walk, was very handy for getting into Florence and has trains coming back late into the night. Most of Tuscany is within an hour and a half drive of the villa, so I'd say the location is very good but perhaps not as good as being around Siena. A car is pretty much essential.
